Nocatee is a master-planned community in St. Johns County. The houses are relatively new; the work is still real. First owners sell. Kitchens get used. Baths get tired. Investors need a make-ready that is not a vendor pile-on.
A Nocatee remodel is often less about saving a 1970s floor plan and more about doing the next layer correctly: a tile shower that is actually waterproofed, flooring that survives wet months, a kitchen that matches how the family cooks, a deck or screened space that gets used. HOA rules can affect exterior work. We would rather know that before demolition than after.

Permitting still runs through St. Johns County for most of this work. Licensed CRC, written scope, walk-the-home quote. Roofing is excluded. If you also own the house as a rental, we can discuss make-ready timing and, separately, management.
