Nocatee is a master-planned community in St. Johns County. The houses are relatively new; the work is still real. First owners sell. Kitchens get used. Baths get tired. A make-ready is contractor work, not a vendor pile-on.
A Nocatee remodel is often less about saving a 1970s floor plan and more about doing the next layer correctly: a tile shower that is actually waterproofed, flooring that survives wet months, a kitchen that matches how the family cooks, a deck or screened space that gets used. HOA rules can affect exterior work. We would rather know that before demolition than after.

Permitting still runs through St. Johns County for most of this work. Licensed CRC, written scope, walk-the-home quote. If the house needs to be ready to sell or occupy, we can discuss make-ready timing as contractor work.

Decks, additions, and anything visible from the street may need association approval on top of the county permit. We can prepare and submit the HOA paperwork, or you can handle it yourself. We flag that when we walk the house.
Many Nocatee homes are on their first serious interior upgrade. The structure is sound. The finishes are what we change.
If the house is going on the market, the make-ready is paint, flooring, fixtures, and punch — contractor work, because we are the contractor.

Most of our projects start around $1,000. For smaller fixes, our Palmetto Home Care members get handyman time on every visit and no trip minimum.

Payments are tied to progress on the job, and the exact schedule is spelled out in your written contract. We accept check, credit card, and cash. We don't offer financing at this time.
