Jacksonville Beach, Neptune Beach, and Atlantic Beach sit just north of our Ponte Vedra Beach headquarters. Palmetto Ledger takes residential remodeling there when we can stand behind the house. That is not a promise to cover every neighborhood in Duval County.
The housing stock is different from Ponte Vedra's golf communities and from St. Augustine's inland subdivisions. Much of it is cottages, mid-century houses, and raised beach houses on narrow lots, with a newer infill house mixed in. First floors and outdoor showers take sand and water. We remodel kitchens, baths, floors, additions, and decks in those houses. We do not take high-rise common-area construction.
Salt air here is not a slogan. It sits in the hardware, the deck fasteners, the screens, and any wet room that opens toward the ocean. Humidity sits on top of that for most of the year. A bath that looks finished but was not waterproofed will struggle at the beach. We specify materials that can live outside, or next to the outside, instead of a finish that only looks right on a dry afternoon.
Some of these streets have no homeowners association. Some subdivisions and condo buildings do. Where an association has to approve the work, Jim can prepare and submit the HOA paperwork, or you can handle it yourself. When the beach city requires a permit, we pull it. Exterior metal, decks, screens, and showers take salt and sand. Indoor wet rooms take humidity. We detail those in the remodel instead of picking a finish that only works on a dry day.
HOA only where one exists
Where a neighborhood or condo association applies, we can prepare and submit the paperwork, or you can. Streets with no association skip that step. We still do not cover every address in Duval County.

Questions homeowners ask
What work do you take on?
Kitchens, bathrooms, flooring and LVP, tile, additions, decks, and make-readies. A make-ready is paint, flooring, fixtures, and punch items so a house is ready to sell or occupy.
How soon can you start?
It depends on the schedule at the time. Larger jobs can usually start within about 30 days of signing, and smaller jobs often sooner. We'll give you a realistic start date with your quote.
Is there a minimum job size?
Most of our projects start around $1,000. For smaller fixes, our Palmetto Home Care members get handyman time on every visit and no trip minimum.
Do you handle HOA approvals?
Either way. We can prepare and submit the HOA paperwork for you, or you can handle it yourself if you prefer.
How do payments work?
Payments are tied to progress on the job, and the exact schedule is spelled out in your written contract. We accept check, credit card, and cash. We don't offer financing at this time.
Are you licensed?
Yes. Jim Siebenaler, the owner, is a Florida Certified Residential Contractor (CRC #1335031).
Do you pull permits?
When a project requires a permit, we pull it. We go over what the job needs when we walk the home. Requirements vary by job and by city or county.

Yes. Jim Siebenaler is the owner, and he works the jobs. He has 30 years as a builder and remodeler. He was a custom home builder in Minnesota before moving to Florida in 2019.
